Two identical-looking grills, installed the same week, can look completely different three years later. One still has a bright, even brushed finish. The other has orange freckling creeping across the doors and a hood that’s gone dull and gray.
Usually the difference comes down to two things nobody thinks about at purchase: what grade of stainless steel the grill is actually made of, and how far the house sits from salt water. Those two variables drive almost everything about how an outdoor kitchen ages in Northeast Florida — and they change what your care routine should look like.
“Stainless” is a family, not a material
Stainless steel resists corrosion because chromium in the alloy reacts with oxygen to form a thin, invisible, self-repairing layer on the surface. Damage that layer and the steel underneath is exposed until the layer re-forms. Chlorides — the salt in ocean air — are unusually good at breaking that layer down and keeping it broken. That’s the whole story of coastal grill corrosion in one sentence.
How well a given piece of steel resists that attack depends on what else is in the alloy.
430 stainless
430 is a ferritic stainless: chromium, but essentially no nickel. It’s inexpensive, it’s magnetic, and it’s extremely common on entry- and mid-level grills — and, importantly, on the hidden parts of grills that advertise “304 construction,” like drawer boxes, island frames, and vent panels.
430 will hold up fine in a dry climate. Within a few miles of the Atlantic it will not. Surface rust and tea staining show up early on 430, and once corrosion starts it tends to spread along the grain.
304 stainless
304 (often marked 18/8) adds roughly 8–10% nickel, which stabilizes the alloy and dramatically improves corrosion resistance. This is the standard for quality built-in grills, and it’s what most premium brands use for hoods, fireboxes, and exterior panels.
304 is good steel. But 304 is not immune to chlorides — it’s resistant to them. Oceanfront 304 still develops tea staining. It just takes longer, and it stays fixable much longer.
316 stainless
316 adds molybdenum, which specifically improves resistance to chloride pitting. It’s the “marine grade” you’ll see on boat hardware, and it shows up on some high-end coastal equipment and fasteners. If you’re buying new and you live on the ocean, 316 components are worth asking about by name.
How to tell what you have — in about ten seconds
Put a refrigerator magnet on the grill. 430 is magnetic and the magnet sticks firmly. 304 and 316 are austenitic and largely non-magnetic, so the magnet slides off or clings only weakly.
Try it in several places — the hood, the doors, the drawer fronts, the island frame. It is very common to find a 304 hood bolted to a 430 cabinet, which is exactly why one part of an outdoor kitchen rusts years before the rest of it does. (Cold-working can make 304 slightly magnetic at bends and edges, so judge by how strongly the magnet grabs, not just whether it touches.)
Then there’s where you live
Chloride deposition falls off quickly with distance from the surf. That’s why the same grill needs a genuinely different routine depending on the address.
Oceanfront and near-oceanfront — Jax Beach, Neptune, Atlantic Beach, Amelia Island, oceanfront Ponte Vedra
This is the hardest environment for an outdoor kitchen in our whole service area. Salt aerosol coats every surface continuously, and it doesn’t need a storm to do it. If your patio furniture develops a gritty film between cleanings, your grill is getting the same treatment.
- Rinse with fresh water often — every week or two. Plain water, no soap, and dry it. This single habit does more for oceanfront stainless than any product.
- Wipe down with a dedicated stainless cleaner monthly, always with the grain.
- Never use anything with chloride in it — no bleach, no muriatic acid, no generic bathroom cleaners.
- Expect tea staining anyway, and treat it early. Caught as surface discoloration it polishes out; left for years it becomes pitting, which can be halted but not erased.
- Professional restoration once or twice a year is realistic here, not excessive.
Intracoastal and marsh-front — Palm Valley, parts of Ponte Vedra, Nocatee’s eastern edge
Less direct salt spray than oceanfront, but brackish water and onshore breezes still put chlorides on the equipment, and marsh humidity keeps surfaces damp longer. Monthly rinses, quarterly cleaner, and an annual professional service usually holds the line here.
Riverfront — Ortega, Avondale, San Marco, Mandarin, Fleming Island
The St. Johns is brackish well upriver, so riverfront homes see more chloride exposure than their inland neighbors — but far less than the beaches. The bigger enemies here are humidity, pollen, and rain spotting. Rinse seasonally, clean quarterly, and get a professional cleaning once a year.
Inland — Jacksonville’s westside, Orange Park, Julington Creek, most of Nocatee
Twenty-plus miles from the ocean, salt is largely a non-issue. What you’re managing instead is grease, pollen, and heat tint on the hood. An annual deep clean is genuinely enough for most inland outdoor kitchens.
The mistakes that cause the most damage
Almost every badly corroded grill we’re called out to has the same history behind it.
Wire brushes and steel wool. These embed carbon-steel particles into the stainless surface. Those particles rust, and the rust looks like the grill itself is failing. This is the single most common cause of “my stainless is rusting” calls, and it’s entirely self-inflicted. It also applies to grill brushes used on grates.
Pressure washing. Water forced into gas valves, igniters, and control housings causes failures that show up weeks later, and the spray does nothing for the grease that actually matters — the buildup inside the firebox and grease tray.
Cleaning across the grain. Stainless has a directional brushed finish. Scrubbing across it leaves marks that catch light and never blend back in.
Letting tea staining sit. It is cosmetic when it starts and structural when it doesn’t get addressed. The window is long, but it isn’t infinite.
What professional restoration actually does
When we restore stainless, we’re not just cleaning harder. Corrosion is chemically dissolved and mechanically lifted without gouging the surface, heat tint is drawn out of the hood, light scratches are re-grained in the direction of the original finish, and the whole surface is polished uniformly and given a protectant that slows the next round of chloride attack. On clean, bare metal the chromium-oxide layer re-forms on its own — which is the actual goal.
That’s the difference between making a grill look better for a weekend and putting it back on a good trajectory.

- Check your grill with a magnet. If it grabs hard, you have 430, and you need to be more diligent — especially east of the Intracoastal.
- The closer you are to the ocean, the more the fresh-water rinse matters. It’s free and it’s the highest-leverage thing you can do.
- Never let a wire brush, steel wool, or a pressure washer near your outdoor kitchen.
- Treat discoloration while it’s still discoloration.
