Grill & Outdoor Kitchen Service for Communities and Property Managers

Shared grills fail differently than residential ones. An amenity-deck grill at a Jacksonville apartment community or a Nocatee-style master-planned neighborhood might see more cooking hours in a month than a homeowner’s grill sees in three years — with nobody responsible for emptying a grease tray. The result is predictable: grease-fed flare-ups, burners that won’t light, corroded hardware, and a signature amenity that residents stop using.

We built this package because that’s a maintenance problem, not a cleaning problem. It needs a schedule, documentation, and a single vendor who knows the equipment.

How the program works

  • We inventory the site. Every grill, side burner, refrigerator, and sink gets logged with make, model, and current condition, so you know exactly what your community has and what shape it’s in.
  • We set a cadence. High-traffic amenity grills typically need service two to four times a year. We size the schedule to your actual usage, not a generic contract.
  • We do the full teardown on every unit. Disassembly, degreasing, burner and grease-system service, stainless work, reassembly, and a test burn — the same standard as our residential cleaning + inspection.
  • We document everything. Each unit gets its own Outdoor Kitchen Health Report with photos. That record matters when a resident complains, when a board asks where the money went, or when an insurer asks what maintenance was performed.
  • We keep it simple to administer. One invoice, one contact, certificate of insurance on file, and scheduling that works around resident access.

Why specialists matter more here, not less

Shared grills are a genuine liability surface. Grease buildup in a firebox is the leading cause of grill fires, and a general maintenance crew with a pressure washer will force water into gas valves while missing the grease system entirely. Every visit we make includes a gas safety check and a documented test burn, so you have evidence the equipment was inspected by someone who works on built-in grills exclusively.
